Listings and comparables come from RentCast; listing copy and agent details via Realtor data (RapidAPI). Neighborhood data comes from the US Census ACS 5-year survey and housing indices from public FHFA data. Market news is generated from our own dataset.
Data may be outdated, incomplete or incorrect. Listing copy is interpreted automatically; a hit on e.g. 'owner financing' does not mean the seller will actually agree. Always verify with the listing agent and official records.
Our neighborhood score combines poverty, vacancy and unemployment per ZIP code (ACS). These are not official crime statistics.
Seller financing, subject-to and mortgage assumption are regulated differently per state (due-on-sale clauses, Dodd-Frank, licensing). Have every structure reviewed by an attorney or title company in that state.
