Question 1

Where do the listings come from?

Accepted Answer

Listings come from licensed feeds (RentCast) enriched with the original listing copy via Realtor data. You can also add your own addresses or off-market properties.

Question 2

How does Kavvl know creative financing is possible?

Accepted Answer

The listing text is parsed for signals such as owner or seller financing, subject-to, assumable mortgage and lease option. Only properties where this is verifiable show up; the rest stays hidden until proven otherwise.

Question 3

How is the deal score built?

Accepted Answer

The 0-100 score combines cashflow, cash-on-cash, all-in percentage of ARV, creative finance signals, neighbourhood data from the US Census ACS and property condition.

Question 4

How does Kavvl run the BRRRR numbers?

Accepted Answer

All-in equals purchase plus rehab plus closing plus holding costs including interest. Refinance is LTV times ARV, capped by a 1.20 DSCR requirement, minus refinance closing costs. With creative financing a down payment plus seller note is modelled instead of an all-cash purchase.

Question 5

What does Kavvl cost?

Accepted Answer

Start free with 5 AI analyses per month. Pro includes a 7-day free trial and is then EUR 79 per month (USD 89 for US billing) with 10,000 analyses, alerts, letters of intent and the call list. Enterprise is EUR 299 per month (USD 329).

Question 6

Can I send letters of intent?

Accepted Answer

Yes. Kavvl generates a letter of intent with your terms (down payment, rate, balloon, refinance option), emails it to the agent and tracks whether it was opened and answered.

Question 7

Is this investment advice?

Accepted Answer

No. All figures are estimates based on models and public data. Always do your own research and consult a professional.
